In Wallonia, a large proportion of the hectares of agricultural land are farmed under farm leases. As with any tenancy, tenants of agricultural land and farm buildings must pay "rent" to their landlord. Rent adjustment coefficients are used to adjust the amount of this rent each year.

How are they calculated?

To take account of variability and profitability across agricultural regions, the Act provides for coefficients to be established for each region and revised annually. This coefficient is therefore calculated by region and by province on the basis of equal weighting between the Consumer Price Index (CPI) and the change in agricultural labour income per hectare (RT/ha).

What about the coefficients in 2026?

Following the rise in the Consumer Price Index and labour income, we note that all the coefficients are on the rise for 2023. Generally, the Consumer Price Index rises by only 2% per year. However, it rose by 6 % between December 2020 and December 2021.

As regards income from employment, this trend can be explained by the strong results achieved in 2021, but also by the fact that 2016 is no longer included in the reference period for the numerator, whilst it is still included in that for the denominator. As 2016 was a particularly difficult year for agricultural income, it dragged the averages down. However, by excluding that year from the period under consideration, the average income between 2017 and 2021 improves significantly.

The exclusion of 2016 from the index calculation period therefore leads to an increase in average income and, consequently, a change in the ratio used to calculate the index.
